Some roofing companies may offer a low price for a layered roof. If your original roof is causing leaks or damaged, it’s never a good idea to lay a new one on top. It will cost more in the long run!

Be sure to contact an experienced roofing company! At the A-Team, we specialize in working closely with customers throughout their insurance claims! Many customers have contacted us after only getting partially approved for a roof damage claim (or denied). After a thorough roof inspection, we discover missing information, inaccuracies in the report, and help them win approval for a full roof replacement!

The cost of deductible ends up being MUCH lower than a layered roof “deal.” It’s a shame when we see these 2-layer roofs fail down the road. Leaks can never easily be fixed and it’s a costly problem. Let us help if you’ve been told your roof claim has been turned down. You need a second opinion!

Here's what you need to know!

You might have been told it's ok to overlay the old roof with brand new shingles on top (a "layover") OR remove the old roof and install a new one (a "tear-off" roof.) The reality is that you cannot possibly consider them both to be equally good decisions. It's cheaper to do a layover roof but we never recommend this! There are far too many problems:

1) Voids your shingle warranty!

We install quality roofing systems - the most common is an Atlas roofing system with Scotchgard Technology by 3M. The Atlas Pinnacle Pristine shingles have a lifetime warranty for the life of the shingles! (They're also free of unsightly black streaks from algae for the life of the shingles!) The manufacturer's warranty covers shingle defects NOT craftsmanship errors. Any reputable roofing company understands this (and putting a new roof on top of a worn-out roof is a craftsmanship error.) 

2) Decking problems

If your roof deck has rotten pieces, it doesn't matter how new the shingles are, the roof can still leak if you attempt to put a new roof on top of your existing leaking roof. The plywood boards often need to be replaced by a roofing contractor before a roof is installed. Some contractors will be happy to quickly lay a new roof on top (hence the cheaper price quote). Beware - you get what you pay for! It's faster because they don't have to tear off the old shingles and haul them away (or clean up debris), replace the rotten decking, OR use the critically important underlayment for protection!

3) Underlayment is a critical barrier to fight moisture!

When you don't have the existing roof removed, the roofing crew cannot install the proper underlayment necessary to prevent moisture from attacking your decking. 

We use Summit 60, a synthetic underlayment (a much better protection barrier than the 15 lb. felt paper product most roofers use!)

We also use WeatherMaster Ice & Water 200 as a secondary barrier to protect every roof! This is used in the valleys, around window sills, and around chimneys for an additional layer of protection - common areas where water can seep into your home! (Water from wind-blown rain or ice dams can penetrate the top layer of shingles cause leaking to work through the old roof underneath.)

4) It's a heavy burden!

Most roof decks are built to handle a normal amount of weight, not two stacked roofs. If there's rotten wood underneath, it can cave in. One layer of roof weighs between 200-350 pounds for every 100 square feet of roof (depending on the style of shingles.) Doubling that weight is a gamble if you don't know the condition of the roof deck below!

5) Flashing can take a beating

It's so important to have GOOD flashing on your roof. A common area for leaks is around the chimney. It typically happens when the flashing is dented, damaged, or missing. 

The process of laying a second roof over the existing roof can even damage the flashing underneath (can be stepped on and dented). 

6) Making things worse

If the old roof is wearing out and causing problems, it can get even worse because heat and moisture can be trapped between layers. This is especially true in the Mid-South and Middle, TN where we serve our customers! By covering up the problem areas, it can create more issues of concern. The moisture trapped inside can cause that roof deck to deteriorate quickly. It's not worth the short-term savings! Your insurance deductible is likely to be way less than the cost of a layover anyway. Let us help you figure out if your roof qualifies for replacement done right! 

Shingles are supposed to lay flat. Having an uneven roof installation is a big risk! If a roof is layered on top of an existing roof, there may be dips and bulges. Rain won't flow smoothly, and problems can arise! Mold and mildew can be trapped inside the roof layers. 

Shorter life is a worry, too! If you lay shingles over an existing roof, they won't last as long as they normally would with a tear-down installation. It's likely you'll need BOTH layers torn off sooner than you would expect - that's a costly problem to tackle! (It's a messy, expensive tear-down later, too! Two layers are twice as much debris!)
